The site team will regularly ensure all work meets health and safety guidelines. Our contractors will follow current construction, design and management (CDM) regulations. If you have any concerns, please contact your RLO.
These are important visits before the work starts. First we get to speak to you in person, explain the process and answer your questions. We are also looking for anything that might stop us achieving the work first time.
Each week we set an informal coffee and biscuits session, during which residents can come and meet the team, discuss the works, raise any issues they are having and get their questions answered - all over a cuppa.
Yes. Scaffold will be required to all elevations (front, rear and sides of the towers) to allow the safe completion of window replacements, external wall insulation, roof replacements and soil stack relocation. Scaffold will be removed once the scaffold dependant works are completed.
Axis will provide a detailed programme of works as part of their detailed planning process. This will confirm the sequence of works and the expected duration of scaffold to each tower.
We will share this with residents at the next meeting.
Good communication with residents about the works is essential.
Axis will have full time Resident Liaison Officers (RLO’s) on site who will be responsible for keeping residents updated on the works, arranging access and appointments for surveys and works inside your homes.
The RLOs will work out of the site office from Monday to Friday between the hours of 8am - 5pm.
We understand that not all residents will want to use online tools. Please be reassured that all residents will be given their RLOs direct contact details as first point of contact for any day-to-day queries. This will be a free phone telephone number. We will also carry out home visits and send letters in advance of the works, particularly where access is required for works inside your homes.
A bathroom renewal can take up to eight days.
A kitchen renewal can take up to 15 days.

Toilets – On the first day, for up to eight hours. By the end of the day your plumbing will be reconnected, and you will be able to use the toilet as normal.

Springboard 2 is part of Notting Hill Genesis. It is separate legally, but in practice is managed by us in the same way as your property currently is. Your housing officer will remain the same and other services we provide will continue.
This is a technical solution. By moving ownership from one area of the organisation to another, we will have access to additional funding which we can then spend improving those homes.
We want to invest heavily to make significant improvements to your building; improving energy efficiency, replacing components and improving the look and feel. This means we need additional funding that can only be released through
this transfer.
Work will be completed by the contractors Notting Hill Genesis uses for planned improvements for all our homes. In most
cases, you will be able to remain in your home while work is carried out to your building.
Your tenancy agreement remains the same. Your rent and service charge will remain the same and this work will be at no cost to you. Any new or existing repairs can be raised in the same way, through your housing officer, on My Account or by telephone/email.
No. Springboard 2 is part of Notting Hill Genesis, so all homes now owned by Springboard 2 are still part of Notting Hill Genesis. It is similar to the way Nestle owns Kit Kat.
We will spend time discussing this change with you and ensure that you understand why the transfer is happening. We want you to be part of thinking about what makes a difference to you. Once decisions are made about the 'scope of work' — what improvements are necessary, where there are design choices we will seek your views.
You will experience very little change in practice. We will invest in your home and make improvements where we can. If your home needs energy efficiency improvements, these are likely to be completed so your energy costs could decrease. Though your payment reference and access to My Account will remain the same eventually you will pay rent to Springboard 2.
